When you need it When tiles are cracked, drummy or lifting; when grout is permanently discoloured or crumbling; when a shower leaks into the room below; when a floor is being renewed; or when a new bathroom, kitchen or wet room is being built. Why professional help matters Almost every tiling failure is a preparation failure. A floor that flexes more than the tile can tolerate will crack the tile or the grout, however good the tile is. A shower fixed straight onto plasterboard with no tanking will leak — not maybe, eventually. And setting out from the wrong datum leaves slivers at the most visible edge of the room forever. If it's left too long ## What Goes Wrong When Nobody Fixes It. The specific ways this job goes bad when it's ignored, DIY'd, or handed to the cheapest quote in the WhatsApp group. ### Water getting behind the tiles Tiles and grout are not waterproof — the tanking behind them is. A shower enclosure tiled onto untanked plasterboard soaks the board, rots the studs and eventually shows on the ceiling below. ### Cracked tiles and popped grout Lay rigid tile on a flexing timber floor without an overboard or decoupling membrane and the movement goes straight into the tile. The crack usually runs in a line across several tiles, following the joist below. ### Hollow, drummy tiles that lift Dot-and-dab fixing on floors leaves voids under the tile. Step on it, or drop something, and it cracks — and on a heated floor the voids cause hot and cold patches too. ### Bad set-out you can never unsee Starting from the wrong corner leaves a 15mm sliver against the most visible wall, cuts running through the middle of a feature panel, and grout lines that don't line up between floor and wall. Walls made good, plasterboard replaced with moisture-resistant or cement backer board in wet zones, and everything primed for the adhesive specified. - 4 ### Tanking and fixing Wet zones fully tanked — liquid membrane plus reinforcing tape to every internal corner, pipe collar and floor junction, left to cure before a single tile is fixed. Tiles then solid-bed fixed with the correct trowel notch and back-buttering on large-format, spacers or levelling clips throughout, cuts made on a wet saw for clean edges. - 5 ### Grout, seal and hand back Grouted in the agreed colour once the adhesive has cured, joints tooled and washed off cleanly, movement joints and all internal corners finished in mould-resistant sanitary silicone rather than grout. Deep detail ## Materials, Methods & Where It Applies. The specification-level answers the internet usually skips. ### Substrates and how we treat them Timber floors: overboarded with 6mm or 10mm tile backer board screwed at close centres, or a ply overlay plus flexible adhesive, with a decoupling membrane on longer spans. Concrete and screed: primed and levelled, with any live cracks isolated. Plasterboard walls: fine for dry areas, replaced with moisture-resistant board or cement board in showers. Existing tile: can be tiled over if it is completely sound and well keyed and the resulting height is acceptable, but our default recommendation is to strip back. ### Tanking a wet area properly A proper tank is a continuous, unbroken barrier. Liquid membrane brushed or rolled in two coats, reinforcing tape bedded into every internal corner and wall-to-floor junction, dedicated collars around pipe penetrations and the shower valve, taken 100mm beyond the wet zone in every direction, and fully cured before tiling. In a full wet room the floor former or the falls-built screed is tanked into the same continuous system so there is no joint for water to find. ### Large-format and natural stone Tiles over 600mm long need a level substrate, back-buttering, a levelling clip system and often two people to place. Natural stone — marble, travertine, limestone, slate — needs white adhesive to avoid shadowing through the tile, sealing before grouting on porous stone, and a second seal after. Polished porcelain gets a pre-grout seal so pigment doesn't stain the micro-pores. ### Underfloor heating Electric mat and wet UFH systems both get tiled with a flexible S1 or S2 adhesive and a flexible grout, with the heating left off through fixing and then brought up slowly over several days rather than switched straight to full temperature. Rushing the first heat cycle is a common cause of cracked grout on an otherwise perfect floor. ### Grout, silicone and long-term maintenance Cement-based flexible grout for most domestic work, with epoxy grout available where staining resistance really matters — behind a hob, in a commercial washroom or on a heavily used shower floor. Every change of plane — internal corners, wall-to-floor, around a bath — is silicone, not grout, because those junctions move.
