What it is

A garden room is a purpose-built, insulated standalone structure in the garden — used year-round as a home office, gym, therapy or treatment room, art studio, music room, teenage den or guest space. We build fully from scratch (foundations up), or install and finish a supplied garden-room kit.

Failed Permitted Development

    Plaster, decorate & handover

    Interior boarded, plastered, decorated, flooring laid, second-fix electrics and plumbing completed. Building Regs handled where applicable (usually not required for a genuinely 'garden' outbuilding but always confirmed at survey).

Foundations

Concrete pads or strip foundations on stable ground. Screwed steel piles (helical foundations) where roots or services rule out excavation — installed in hours, load-tested to spec, and reversible if needed. Fully insulated raft foundations for premium warm-roof, warm-floor builds.

Walls and cladding

Timber-frame studs at 400 or 600mm centres, insulated with mineral wool or PIR, breather-membraned externally and vapour-controlled internally. Cladding options: Siberian larch (naturally durable, silvers over 3–5 years), thermally-modified pine, western red cedar, composite (fibre-cement), painted feather-edge for a classic garden-building look.

Roof and glazing

Warm-roof flat roof with 150mm PIR and EPDM (Firestone or Classicbond) or GRP finish, aluminium fascia. Pitched roofs available for gabled or lean-to designs. Doors and windows: aluminium-framed sliders, bi-folds, or French sets — Origin, Schuco or equivalent.

Services

Armoured SWA cable from the main house consumer unit (typically 6mm or 10mm depending on load), sub-consumer unit with RCD protection inside the garden room, LED downlights, sockets, and USB-C outlets as spec allows. Cat6 for stable working data. Plumbing where a WC or kitchenette is wanted — hot-and-cold from the main house or from a dedicated electric water heater.

Residential vs light commercial

Most garden rooms are residential — offices, gyms, studios. Small commercial garden buildings (single-therapist treatment rooms, garden salons) are also common and follow the same build spec, with any change-of-use planning handled at design stage.
