What it is

Our commercial work covers metal-stud partitioning and dry lining, tape-and-jointing to level 3, 4 or 5, full plastering and skimming, suspended and MF ceilings, external rendering, decorative polished plaster to reception and feature areas, tiling, flooring, and general fit-out and refurbishment work for occupied and vacant premises.

### Programme slippage that costs rent

### Level 3 work sold as level 5
Under wall-washer lighting or on a long unbroken wall, poorly finished tape-and-joint shows every fastener and butt joint through the paint. Rectifying it means skimming the lot after the decorator has already been in.

Dust in a salon, noise during a school day, or a blocked fire exit in a retail unit is far more expensive than the labour cost of working evenings or in sealed phases.

### Dilapidations disputes
A handback finished to the wrong standard, or with partitions removed but the ceiling grid and floor left patched, gives a landlord room to claim. Making good properly first time is almost always cheaper than the schedule of dilapidations.

We agree a start date and sequence against the wider programme. Floors and shopfronts protected, dust barriers built where the space stays occupied, escape routes kept clear, and safe working set up for anything at height.

### Execution
Partitions set out from datum lines, tracks fixed, studs at the specified centres, boards fixed to the correct pattern and screw spacing, joints taped and filled in three passes, sanded with extraction, and skimmed where a higher level of finish is specified. Rendering, tiling and flooring follow the same programme discipline.

### Snagging and handover
We walk the space with you or the contract administrator, list and clear the snags ourselves, remove all waste and protection, and hand back a space that's ready for the decorator or for opening.

## Materials, Methods &amp; Where It Applies.
The specification-level answers the internet usually skips.

### Partitioning and dry lining
Metal stud partitions set out from a laser datum, track fixed to floor and soffit, studs at 400 or 600mm centres depending on board weight and height, with acoustic infill and additional layers where sound separation or fire resistance is specified. Boards fixed with staggered joints, screws set just below the paper face, and plywood or noggin pads built into the wall where TVs, sanitary ware, shelving or grab rails need fixing later. We ask what's going on the wall before we close it up — retro-fixing into a hollow partition is always worse.

### Tape and jointing finish levels
Level 2 — for areas that will be tiled or hidden. Level 3 — joints taped and two coats applied, suitable for textured coatings and back-of-house areas. Level 4 — three coats, sanded, the general standard for matt emulsion in offices and retail. Level 5 — level 4 plus a skim coat or a full surface-fill across the entire board face, required wherever there is critical or grazing light, dark or sheen paint, or a long uninterrupted wall. We recommend level 5 or a full skim far more often than we're asked for it, because that's where complaints come from.

### Ceilings and reinstatement
MF suspended ceilings and plasterboard soffits installed and skimmed, bulkheads formed around ductwork and service runs, and openings framed for lighting, sprinklers, speakers and access hatches. On refits we also reinstate ceiling grids and tiles where partitions have moved, and make good the perimeter so the change isn't visible from the floor.

Rental portfolios — fast void turnarounds where a consistent standard across many units matters more than bespoke detail. Restaurants and cafés — moisture-tolerant finishes and tiling behind service areas.

Occupied jobs live or die on planning. We phase the work so one zone is sealed and worked while the rest keeps trading, build proper dust barriers rather than draping a sheet, run extraction on sanding, protect floors and shopfronts, keep fire exits and circulation routes clear at all times, and clean down before the space is handed back each morning. Where noise or dust simply can't coexist with your operation, we work evenings or weekends and price it that way from the start.

Do you work as a subcontractor for main contractors?+Yes — we regularly work as the plastering and finishing subcontractor for local builders and shopfitters, and we're comfortable working to a programme, attending progress meetings and providing RAMS and insurance documentation.

Can you work outside business hours?+Yes. Evening, overnight and weekend working is available for occupied offices, shops and salons, and is priced clearly in the quote rather than added later.

What insurance and documentation can you provide?+£10M public liability cover, with the policy schedule available on request, plus method statements and risk assessments for sites that require them.

How do you price commercial work?+By area and work type, itemised so a QS or facilities manager can check it line by line. After a site visit you'll have a fixed written quote within 2–3 working days, and we'll adapt to your own tender or schedule-of-works format where you have one.

What finish standard should I specify?+For most office and retail walls in matt emulsion, level 4 tape-and-joint is adequate. Specify level 5 or a full plaster skim wherever you have wall-washer or grazing lighting, dark or mid-sheen paint, or long uninterrupted walls — that's where jointing shows through.

Can you handle dilapidations and handbacks?+Yes — removing partitions, making good walls, ceilings and floors, and returning the unit to the standard set out in the lease schedule, working alongside your surveyor where one is appointed.

How quickly can you start?+It depends on the current programme, but we'll always tell you a realistic start date at quotation stage rather than an optimistic one. Small void turnarounds can usually be slotted in more quickly than full fit-outs.
