What it is

Bathroom refurbishment covers stripping out the existing suite, re-configuring the layout where wanted, first-fix plumbing and drainage, first-fix electrics, waterproof tanking, floor-to-ceiling tiling, suite installation (bath, shower enclosure, WC, basin, taps and controls), extract ventilation, heated towel rail and underfloor heating where specified, and full decoration.

When you need it

When the grout's dark, the silicone's blackened, the tiles are dated, or when the layout simply doesn't work — a shower over the bath when you'd rather have a walk-in, a basin blocking the door, or a WC positioned where a shower could go.

### Water into the room below
Missed tanking in the shower area, or wet-zone tile grouting relied on as a waterproof layer, will eventually leak. First it's a stain on the ceiling below. Then it's a full ceiling replacement plus mould remediation. Cost: usually more than the bathroom itself.

### Silicone that grows mould
Silicone applied over damp or dirty substrate never bonds properly. Mould gets in, and no amount of scrubbing brings it back. The fix is a full re-silicone — irritating on a new bathroom, avoidable if it's done right first time.

### Non-compliant electrics
Bathroom zones (0, 1, 2, outside) each have specific IP ratings for fittings. Downlights, shaver sockets and extract fans in the wrong zones aren't just non-compliant — they're genuinely dangerous. Part P notification is not optional.

### Sloping shower trays and pooling water
Trays that aren't set level, or wet-room floors without a correct fall to the gully, leave water pooling. Grout goes, tile edges lift, silicone fails. All fixable if the fall is set correctly from day one.

### Tanking systems
Mapei Mapegum WPS, BAL WP1, Weber Prime WT or equivalent — applied in two coats behind wet-zone tiling, with tape or fillet at all internal corners and around penetrations (shower valve, waste, taps). Full-floor tanking in wet rooms with the membrane taken up walls a minimum of 100mm.

### Showers and enclosures
Thermostatic mixer valves (Grohe, Hansgrohe, Aqualisa) with dual controls (temperature and flow) or digital controls (Aqualisa Quartz, Mira Platinum). Enclosures in 8–10mm toughened glass, hinged or sliding. Walk-in wet-room panels in framed or frameless glass with a wet-room shower gully and correct floor fall.

### Sanitary ware
Rimless close-coupled or wall-hung WCs on concealed frames (Geberit, Grohe Rapid SL), semi-recessed or countertop basins, freestanding or fitted vanities, freestanding baths or built-in with tiled surround. Client-supplied ware fitted at the same standard.

### Heating and ventilation
Ladder-style heated towel rails (chrome, black or anthracite), electric underfloor heating mats set into the tile adhesive with a floor-sensor thermostat, and extract ventilation to Building Regs (either a wall-mounted extract fan ducted directly through the external wall, or an MVHR duct where a whole-house system is present).

How do you stop the silicone going mouldy?+Fresh substrate, cleaned, primed where the manufacturer specifies, applied in one continuous run, tooled smoothly, and given full cure time before water hits it. Mould-resistant sanitary silicone is used as standard.

Do you handle Part P notification?+Yes — bathroom electrical work is notifiable under Part P. Our NICEIC electrician notifies Building Control and issues the certificate as part of the handover pack.
